Entrance to the Armbrust's Home is under the balcony

Armbrust's Home is a two-storied house in the Lower City of Baldur's Gate in Act Three. It stands next to Dammon's Forge of the Nine (X: 25 Y: -11).

Inside the party can find several NPCs - the owner, Tym Armbrust, and his family. Speaking with them doesn't trigger any important dialogues or quests.

Tym's Notebook and Armbrust's Ledger that the party might find around the ground floor tell that Tym Armbrust is a talented tailor who used to take lots of orders all over the Baldur's Gate, from patriars to dock stevedores. However, the business has recently suffered because many clients as of late received his services against future payments.

Now Tym is quickly sinking into debts and takes it heavily. The letter in the mailbox addressed to Tym's wife, Talli, 'Thank You for Dinner', points that out clearly. Also, Ayo Armbrust, Tym's son, if spoken to, will ask the party whether they are the tax collectors, because his dad is afraid of these people.

The second floor is the dormitories and living room. Near the window (X: 16 Y: -8) a successful DC 15 Perception check will spot out a Loose Plank. Under it the player will find a note from Nine-Fingers Keene about Missed Payment, which tells that Tym is in debt to the Guild, too.
